Key Responsibilities – What You’ll Be Doing Every Day

  • Conduct Comprehensive Title Searches: Investigate parcels ranging from simple commercial lots to multi‑unit industrial complexes, examining deeds, mortgages, liens, leases, judgments, and other instruments to ascertain clear ownership.
  • Analyze Complex Documentation: Interpret intricate legal language, identify potential defects, and evaluate the impact of encumbrances on ownership rights.
  • Resolve Inconsistencies: Act as a title detective—track down missing documents, reconcile contradictory records, and coordinate with lenders, attorneys, and county clerks to close gaps.
  • Prepare Title Commitments & Reports: Draft accurate, detail‑rich title commitments, abstracts, and issue reports that meet First American’s rigorous quality standards and stand up to audit scrutiny.
  • Provide Underwriting Insight: Offer expert interpretations of title risk to underwriting teams, supporting informed decision‑making for commercial loan approvals.
  • Leverage Advanced Research Tools: Utilize industry‑leading platforms such as DataTree, LexisNexis, and proprietary First American tools to streamline research and boost productivity.
  • Collaborate Across Borders: Communicate effectively with nationwide colleagues, including escrow officers, closing agents, and legal counsel, ensuring seamless transaction flow.
  • Maintain Compliance & Security: Follow all internal policies, state regulations, and data‑security protocols, especially in the remote VPN environment.
  • Continuous Learning & Knowledge Sharing: Participate in webinars, peer‑review sessions, and mentorship programs, contributing to the collective expertise of the Commercial Title team.

Essential Qualifications – What You Must Bring

  • 3‑5+ years of hands‑on experience as a Michigan Commercial Title Examiner, with a proven track record of handling complex commercial and industrial properties.
  • Deep understanding of Michigan property law, including statutes governing real estate, liens, easements, and recorded instruments.
  • Exceptional analytical abilities—think Sherlock Holmes—but applied to title documents, with a knack for spotting hidden risks.
  • Outstanding written and verbal communication skills; ability to convey complex findings clearly to non‑technical stakeholders.
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook) and industry‑specific software such as Adobe Acrobat, DataTree, and Trace.
  • Demonstrated capacity to meet tight deadlines while maintaining impeccable accuracy and attention to detail.
  • Self‑motivated, disciplined, and comfortable working independently in a remote setting.
